Zillow, Redfin, and other sites offer instant home values. They're convenient, but here's why you shouldn't rely on them for important decisions.
They Can't See Inside
Algorithms use public data: square footage, lot size, recent sales. They don't know you renovated the kitchen, finished the basement, or that the roof is 25 years old.
Unique Properties Confuse Them
Custom homes, unusual layouts, or properties with acreage don't fit neatly into algorithms. The fewer comparable sales, the less accurate the estimate.
They Lag Behind Markets
In fast-moving markets, algorithms use data that's weeks or months old. By the time it's reflected, conditions may have changed again.
When to Use Them
Online estimates are fine for curiosity or rough planning. But for sales, refinancing, divorces, estates, or legal matters—you need a certified appraiser.
