Getting your home appraised can feel mysterious if you've never been through it. Here's exactly what happens.
Before the Appraiser Arrives
You'll schedule an appointment, usually within a week of your request. The appraiser needs access to your entire home, so plan to be present or arrange for someone to let them in.
The Inspection (30-60 Minutes)
The appraiser walks through your home measuring rooms, noting features, and taking photos. They're looking at:
- Square footage and room count
- Condition of major systems (HVAC, roof, foundation)
- Recent upgrades or renovations
- Overall maintenance and quality
After the Visit
Back at the office, the appraiser researches comparable sales in your neighborhood. They analyze market data and compile their findings into a formal report, typically delivered within 3-5 business days.
The Final Report
You'll receive a detailed document explaining how the appraiser arrived at the property value, including the comparable sales used and any adjustments made.
